VICI Properties

Lately, I've been thinking about adding shares of VICI Properties to my portfolio, which focuses primarily on casinos, hotels, bars and golf courses. I am very attracted to this REIT as the fundamentals of this company are very solid and the payout ratio is approximately 70%, while for example REIT Realty Income $O+1.2% has a payout ratio of approximately 220% and both companies pay a similarly high dividend. In addition, the share price of $VICI+1.3% currently looks nice to me as I have the intrinsic share price calculated at $35.

Vici is fine, but again they have quite a big debt 🤔

I have both companies in my portfolio, $O+1.2% has been quite according and I regularly overbuy, keeping my purchase around $59 average. I have included $VICI+1.3% relatively recently, I also like it a lot and have a purchase there of about 29$, anything around 30$ purchase looks good to me. 😊

The only thing that puts me off a bit on vici is the debt 🤔 15B is a lot for them.

I'm thinking about it too, it's on my watchlist.
