How do you see it now with Reit like $O-2.4%, will they go down as long as the Fed raises more and then theoretically when rates are cut they could go up? That means next year , when the plan so far is 2024 for the first rate cut.

Reits are very nicely priced at the moment and I personally think that with interest rates coming down, reits could start to profit nicely and grow in price, which are your favourites? I'll highlight $O-2.4% or $VICI-0.8%
VICI Properties Inc.
VICIInvestors, how do you currently approach investing in stocks and ETFs ?
I am currently trying to accumulate cash so that I can buy stocks when they fall significantly. Otherwise, I have not been buying tech stocks at all lately and...

Buying ETFs is like putting on clean socks in the morning... classic :) I am accumulating and will gradually pour cash into the market and into individual titles.
I've been buying into REITs quite a bit in recent months. I have $O-2.4% stock in my portfolio, which I try to buy below $60. More recently, I've added $VICI-0.8% stock to my portfolio, which I've been buying below $30. It seems to me that REITs have been getting hammered quite a bit lately, so I've been overbought regularly and looking forward to the dividend coming :D.
What...

$O-2.4% $WPC-0.6% $VICI-0.8% $ABR+0.9% but there are a bunch of quality REITs.
VICI Properties
Lately, I've been thinking about adding shares of VICI Properties to my portfolio, which focuses primarily on casinos, hotels, bars and golf courses. I am very attracted to this REIT as the fundamentals of this company are very solid and the payout ratio is approximately 70%, while for example REIT Realty Income $O-2.4% has a payout ratio of approximately 220%...

What two companies would you recommend to a novice investor at this time? Obviously $GOOGL+1.5% $AAPL+3.7% etc is great, but those are at a great price right now. I say maybe $O-2.4% might be a nice buy right now, or even $DIS-0.1%.

I would probably recommend $AAPL+3.7% and $CVS+0.0%. However, I don't think you can say it like this. Everyone likes something different and every investor should do their own analysis and calculate the intrinsic value of the stock. So if someone wanted to invest in stocks, I would start with bluechips stocks.
It's Friday again :) How do you rate this week? Did you buy, sell or watch the results? I overbought $O-2.4%.
There was a discussion here a while ago about overbuying $O-2.4% and most said when it was under 60 :) and there we are now, overbuying?
The$O-2.4% 's pretty nicely carved up now. What's the ideal entry price for you? I'm at the point now that I'd be lowering the average purchase price, and I'm quite tempted to add at least a little bit. How about you?
Investors, what stocks or ETFs have you bought recently and do you plan to buy any stocks in the near future?
I was buying $SPY+1.7%, $^NDX+2.6% and $MO-0.8% at the beginning of the month. I still plan to buy shares of $O-2.4% in the next week.
If you had to choose a REIT right now, which one would it be? $O-2.4% is classic, I'm tempted by $LTC-2.2% or maybe $MAIN+0.5%. What do you think? I'm obviously aware of the risks associated with REITs.
Last Friday, the Reality Income $O-2.4% stock went under 60, so I bought in. Have you repurchased in the last week or are you going to today?
A summary of the news over the last few days around the US.
Recession, recession, recession. We hear it over and over again, even if you plug your ears. I've been hearing it a lot lately, so let's see what the situation is. Recent statements from economic strategists.

The companies you listed have been on sale for a long time. I guess I'm fine with this situation, I'll just keep shopping cheap. I bought another $PFE-0.3% today. Thanks for the recap!
Not long ago, everyone here was worried about REITs and the real estate market, but somehow that topic has died down. Anyway, I have and continue to hold $O-2.4% stock with peace of mind, which incidentally announced another increase in its monthly dividend to $0.2555 per share, for an annual amount of $3.066 per share. This is the 121st monthly dividend increase for the common...

Has anyone checked the performance against SPY? Yield including dividends for 1y,3y,5y,10y (1.45%, 19.5%, 50%, 124%) vs. SPY including dividends (18.55%, 50.6%, 71.8%, 223%)
I've been overbought REITs regularly lately, but I believe the stock will go even lower and then I would buy more :)
